Maintenance
You may submit a maintenance request for your apartment or the building by e-mail, phone or fax.
Late Rent Payment
You must notify Hydra Buildings, in writing, that you will be making a late payment and that it is your intention to pay. You will lose your rent concession for that month per Hydra Buildings' Rent Concession Policy.
Pet policy
You must submit a written request to Hydra Buildings along with a description of the type of pet(s). Hydra Buildings' management will provide a response within 30-days upon receiving the request.
A/C Policy
Hydra Buildings no longer provides air conditioners to tenants. We will, however, order these at wholesale prices on behalf of tenants for actual cost reimbursement. We will also install air conditioners for a nominal fee.
Tenants Complaint
Hydra Buildings recommends that tenants contact their neighbors to discuss the issue in a polite and friendly manner. If this attempt does not resolve the issue, then Hydra Buildings will attempt to address the problem on a tenant's behalf. Should the problem still not be resolved, Hydra Buildings recommends contacting the appropriate New York City government office to discuss viable methods of resolution.
Security Deposit
Hydra Buildings has 60-days from the end of the lease to return security deposits to tenants that have moved out. Security deposits will be paid in full minus any deductions for outstanding payments due Hydra Buildings and any cleaning/repair costs that are incurred.
Lease Renewal
Hydra Buildings will contact tenants about renewing their lease 90 days before their current lease expires. Tenants who renew up to 60-days prior to their lease expiration will receive special consideration when rent increases are evaluated according to their current market value.
Sub-Lease Policy
Hydra Buildings allows tenants to sub-lease their apartment to otherindividuals under the following conditions:
- Existing tenants must have no outstanding balance on the account.
- Tenants and Sub-Leasee must submit a sub-lease request to Hydra Buildings' management with 30-days advance notice by e-mail, fax or letter. This form must be signed and dated by all other tenants that are listed on the original lease agreement.
- The sub-lease request receives approval from Hydra Buildings.
Tenants who submit a sub-lease request to Hydra Buildings will be notified of whether or not their request is accepted. If their request to sub-lease is approved, the sub-leasee will assume the same contractual obligation and rights as the previous renter unless notified otherwise in advance.
